Private water wells are usually regulated by state and local agencies but are not regulated by the Environmental Protection Agency (EPA). Homeowners are responsible for maintaining their own well and well water. A professionally installed modern well that has been maintained properly can provide safe, affordable water for several years. When buying and selling a home with a well, your clients need your help to make informed decisions about their drinking water. 

A private well can be a great selling point, but before your listing can be purchased, the property's well water must be tested. Mortgage lenders and state or local agencies usually require testing before settlement. For FHA Mortgage Insurance, the following is required:

After you have obtained as much information about the well's history and its management logs, it is important to have the well water tested by a certified professional.  The U.S. Environmental Protection Agency (EPA) recommends testing for bacteria, nitrate/nitrite, and pH, and recommends consulting with experts about the need to test for contaminants of local concern, such as arsenic, lead or radon. This test should be scheduled just prior to having a property listed. Testing requirements vary by state.
